The MABUDO concrete-prefab house – what's made in the factory, and what's built on site?

We show how a MABUDO concrete-prefab house is really built: which elements we produce in the factory, what happens on the plot, and why this split gives you more control over quality and the schedule.

·7 min read

In traditional construction, almost everything happens “in the field”, on the plot – dependent on weather, crew availability and decisions made on the fly. Concrete prefabrication flips that logic: whatever matters most for quality, repeatability and airtightness is done in the factory, and whatever needs to be tailored to the specific plot is done on site. Less improvisation, more control, and a far more predictable investment overall.

What's made in the concrete-prefabricate factory?

First, the load-bearing walls. In the MABUDO factory we produce prefabricated reinforced-concrete walls that are simultaneously a structural element, an external partition, thermal insulation and a base for utilities. Every such wall (ECO, ROBUST or CLASSIC) is made to the technical design, holding tolerances that are impossible to achieve on a traditional site, under conditions independent of the weather.

Second, the window and door openings. In MABUDO prefabricates these are planned and made already at the wall-production stage. There's no later cutting that weakens the structure – structural continuity is preserved, higher airtightness is easier to achieve, and warm-installation of the joinery is faster and more precise. Third, conduits and utility preparation: the factory plans the routing of the key cable and pipe runs and eliminates random drilling into the concrete at the finishing stage.

Fourth, the roof truss. It isn't “hand-cut on site” – it's a prefabricated roof structure made from certified Swedish timber, prepared from the technical design. The finished truss arrives as a complete set of elements, assembly takes one to two days, and the geometry is a perfect fit for the prefabricated walls. The factory means constant conditions, technological control and repeatability – which is why the house ends up airtight, warm, has better acoustics and genuinely uses less energy.

What's built on the plot?

Prefabrication doesn't remove the building site – it puts it in order. The foundation is always built on the plot, because it has to fit exactly to the ground's bearing capacity, the soil conditions and the water table. At MABUDO the foundation is designed on the basis of geotechnical surveys, tailored to the specific house and specific prefabricates, with precisely set levels, axes and assembly tolerances, forming a base the prefabricated walls “sit” on without any adjustment.

Next comes the assembly of the prefabricates – the stage that surprises investors most. Many say outright that the day before, “there was nothing” on the plot, and by the time they got home from work the walls were standing. Prefabricated walls are installed with a crane, and the whole shell of the house can “stand up” within a few days, according to a schedule set out in advance. The prefabricated roof truss is also assembled on the plot, along with the further work leading up to the enclosed shell (SSZ).

What does this split change for you?

Producing the walls, openings, conduits and truss in the factory means constant technological conditions (independent of weather), repeatable dimensions and parameters, no improvisation on the building site, and it's easier to achieve high airtightness. On a prefabricated build, the site isn't a place for “eyeballing” cuts and patching up mistakes – it's where a pre-engineered system gets assembled.

As a result, the time to reach the shell stage shrinks from years to a few months, fewer crews are involved, the schedule is predictable, and the investor knows exactly what will happen and when. It's a solution for people who don't want to “live through a build” for years, but want to go through the process calmly and in an orderly way.

FAQ – precast concrete house: what is made in the factory and what on site

Is a MABUDO prefab house built entirely in the factory?

No. The structural elements (reinforced-concrete walls and the timber roof truss) are made in the factory, while the foundations and the assembly of the elements are carried out on the plot.

Is the foundation prefabricated too?

Partly. The foundation has to be tailored to the specific plot, its soil and its geotechnical conditions, so the footings are made on site. The foundation walls (plinths) that stand on them are prefabricated, which speeds up the build. If the ground calls for a foundation slab, it is made on site. The MABUDO prefabricated foundation is available with every package and quoted separately, after assessing the plot.

Can a MABUDO concrete-prefab house be adapted to the plot and to your needs?

Yes. MABUDO designs are prepared to allow modifications to the functional layout and adaptation to the investor's needs at the design stage.

Does concrete prefabrication mean worse insulation or acoustics?

Quite the opposite. Concrete prefabricates deliver very good acoustics, thermal stability and high airtightness for the building.

How long does the assembly of a concrete-prefab house take?

Assembly of the wall prefabricates usually takes a few days, and reaching the enclosed shell (SSZ) takes far less time than in traditional construction.

Does prefabrication work on every plot?

Yes – as long as the design and the foundation are matched to the local conditions. At MABUDO every house is preceded by a plot analysis.

Are concrete prefabricates durable?

Yes. It's a reinforced-concrete structure designed with longevity in mind. For comparison, bridges are designed for a 100-year service life – MABUDO prefabricates use concrete with the same parameters, which translates into structural durability and resistance across decades.
