From the first site work to handover
in around 4 months

This is an indicative time for production, assembly and completion of the agreed scope. Design and the building permit come first. We agree the handover date in the contract, based on the design, package and site conditions.

Time saved

Some of the work happens in parallel

If the prefabricated foundation is handled by MABUDO, plot work can run in parallel with factory production of the house elements. That shortens the time spent on site.

Design, adaptation and the building permit come before construction and are outside the indicative 4 months of site work. From signing the construction contract to the keys takes about 6 months. The contract sets the completion date for PLUS or FINISH.

  1. 01

    Design, adaptation and building permit

    Before construction

A separate preparation stage. Its duration depends on the documentation, plot and administrative procedures.

  2. 02

    Production and plot preparation

Start of the indicative delivery period

We prepare the house components at the factory. If MABUDO handles the prefabricated foundation, that stage can run alongside production.

  3. 03

Assembly to the open shell stage

    Around 2 weeks of assembly

We assemble the walls and roof structure on the prepared foundation. This stage is included in the delivery period.

  4. 04

    Further works and handover

PLUS or FINISH: date set in the contract

We complete the agreed scope. PLUS is a closed shell with a finished facade; FINISH is developer standard.

  • ECO, ROBUST or CLASSIC walls in the factory (as part of Rapid®)
  • Optional MABUDO prefabricated foundation

Before the crane arrives
  • 01
Access for the crane and transport

We check it already at the plot-analysis stage – the 50–80-tonne crane and oversized transport need clear access to the site.

  • 02
    Foundation ready on time

If MABUDO handles the prefabricated foundation, we plan it in parallel with wall production – no waiting for assembly and no downtime between stages.

  • 03
    Utility connections secured

Power, water and wastewater – arranged as part of the formalities, before assembly starts, not at the last minute.

What to prepare before building

The formalities are handled by the adapting architect

The design is adapted by an architect who will guide you through the formalities. Here are the documents you'll need:

01

MPZP extract and drawing

The zoning plan defines land use, building parameters, roof type and utility connection conditions.

02

Decision on development conditions

Required when the plot is not covered by an MPZP. The municipality sets the building line, roof geometry and facade parameters.

03

Map for design purposes

A 1:500 map from the county office – in both paper and digital form.

04

Geotechnical opinion

Three boreholes to a depth of 4 m on the plot. We mark the borehole points on the design map.

05

Utility connection guarantee

Connection of electricity, water, gas and wastewater from the operators available in the area.

You don't have to handle the land excerpt, zoning conditions, or the building permit yourself – MABUDO can take on the whole formal process for you.

Let us handle the formalities
Financing the build

Prefabrication means better loan terms

A cost estimate, defined scope and payment plan help prepare the documents for a conversation with a bank. The bank decides the final lending terms after assessing your circumstances.

Price and scope in the contract

The contract states the price, scope of work, delivery date and the conditions under which they may change.

Documents for the bank

The cost estimate and project stages give the bank information needed to assess the investment. The credit decision depends on the rules of the individual bank.

Stage-based payments

Payments are linked to successive stages of work, and the split for your package is set out in the contract.

Grants and subsidies

Programs and eligibility criteria change over time. Before you apply, we check the current rules for the specific house and investor.

Payment schedule

Payments tied to construction stages

The payment schedule depends on the package and is set out in the contract. The first payment – 40% for START, 50% for PLUS – is due within 7 days of signing and starts production of the elements in the factory. Each further payment falls due once a specific stage on site is reported as complete.

STARTopen shell with facade3 payments
  1. 40%within 7 days of signing – starts prefabrication of the elements
  2. 40%within 3 days of completing the ground works – required before the walls and roof trusses go up
  3. 20%within 7 days of the open shell being reported complete
PLUSclosed shell with facade4 payments
  1. 50%within 7 days of signing – starts prefabrication of the elements
  2. 10%within 7 days of the foundation being reported complete
  3. 20%within 7 days of the roof trusses being reported installed
  4. 20%within 7 days of the closed shell being reported complete
FINISHdeveloper standard

The structure is built on PLUS terms, with the same four payments. The finishing works are covered by a separate contract, paid in advance before each of the two stages:

  1. 60%advance payment 14 days before stage 1 – partition walls, services, ceilings
  2. 40%advance payment 7 days before stage 2 – screeds, underfloor heating, heat recovery

The percentages come from MABUDO’s contract templates. The schedule in your contract is binding, and amounts are calculated from the contract price.
