You file the application. Everything for it is prepared by us
Formalities usually take longer than construction itself – so we start on day one after the contract is signed.

You provide the maps, zoning documents, geotechnical surveys and declarations – we check them and complete the documentation the authority requires.

We prepare the design adaptation
We adapt your catalog design to your plot and local building regulations.

What the design adaptation covers
Adaptation isn't cosmetic – it's the full set of changes and approvals without which the authority won't issue a permit.

Adjusting to local conditions
Foundations for the actual soil, wind and snow loads, ground level, access roads, and conformance with the zoning plan or conditions decision.

Utility connection conditions
Water, sewage, electricity, gas and telecom – we obtain the technical conditions for your plot.

Changes you request
Interior layout, windows and doors, adjustments to plumbing and electrical installations. Very unusual changes, e.g. additional installations, may require an extra fee.

Site development plan
Building placement, access paths, driveways, parking spaces and utility connections.

Compliance with building law
We check the design against current construction regulations.

Full application documentation
Architectural-construction design, site development design and every required appendix.
What you prepare
Documents you send us within 7 days of signing
The sooner you send the full set, the sooner we start the adaptation. Missing something? Your advisor will help you gather it.

Step by step
From signing to the permit decision.

You sign the contract and send the documents
You have 7 days from signing to deliver the full set.

We prepare the design adaptation
Up to 12 weeks from receiving the full set of documents.

You review and approve the adaptation
You have 3 business days for comments – we apply fixes within 10 business days.
04
You file the permit application
Within 5 working days of accepting the finished adaptation – with the complete set of documents you receive from us.

The authority issues its decision
A statutory timeframe outside our control – we monitor the case and keep you posted.
PLN 9,000 gross – flat fee for the whole service
PLN 3,000 advance after signing the contract · PLN 6,000 after the building permit decision is issued. Not included in the flat fee: the map for design purposes, the soil survey and the extracts you provide, and official fees for approvals and opinions. The contract provides that within 21 days of obtaining the permit you sign the construction contract for your house with us.
