Everything worth knowing before you build
Guides to the plot and the design, MABUDO walls in 3D and answers to the questions we hear most often – all in one place.
The two decisions you
make first
The plot and the design decide your costs for years. Each guide takes one evening to read – with figures, prices and where to check everything for free.
How to choose a plot
Nine points we check on every plot: the local plan, utilities, soil, documents and access for a 16.5-metre trailer carrying precast elements. You can check most of them yourself, for free – all you need is the plot number.
- A 9-point checklist: plan, utilities, access, ground, documents
- Minimum plots for catalogue houses – from 250 m²
- The road to a building permit in 4 steps
How to choose a design
A catalogue house, an adaptation or a custom design? We show the cost and time of each of the three routes, what you can change in a catalogue design at no extra cost and what we price separately, and we explain the documents: PZT, PAB, PT and PW.
- Three roads to a design: catalog, adaptation, individual
- No extra cost: mirrored layout and roof variant; the rest is priced
- PZT / PAB / PT / PW – what you sign and why

Answers to what you ask most often
We have gathered the questions we hear in almost every conversation: about build time, prices, payments and paperwork. If yours isn't here, an adviser will answer it personally.
How long does building a MABUDO home take?
Site work up to developer standard takes about 4 months, and from signing the construction contract to the keys takes about 6 months – not counting the earlier paperwork, i.e. design adaptation and the permit. Wall assembly takes about 5 days and the roof structure about 5 more. If MABUDO handles the prefabricated foundation, we set it in about 5 days, and plot work can run in parallel with factory production of the walls. The exact date depends on the design and the package – we set it in the contract.
What does delivery and assembly on the plot look like?
The precast elements travel from the factory in Zduńska Wola on a trailer up to 16.5 m long, and a crane lifts the walls and slabs into place – so before you buy, we check access and space for the crane with you. Wall assembly takes about 5 days for a 5-person crew, and the roof structure about 5 more. It is the shortest stage of the whole build.
How does a MABUDO home differ from a modular home?
A modular house is built from ready-made spatial modules assembled on site. MABUDO prefabricates building elements: concrete walls and floor slabs, plus the roof structure. We connect them on a prepared foundation. The difference concerns how the building is divided and assembled, not its finish level.
The rest you don't have to know on your own
A MABUDO adviser will go through the plot, the design and the paperwork with you – with no obligation. If you'd rather browse first, start with the catalogue.
