Building a house without compromises – why is concrete prefabrication a safe choice?

Durability, build time, finishing quality, comfort, sustainability – Piotr Drabik, Key Account Manager at MABUDO, answers investors' most common questions with facts instead of promises.

Building a house is one of the most important decisions in life. It's only natural that everyone dreaming of a place of their own hopes for a house without compromises, without unnecessary nerves on site, and with confidence that it will serve them for years. In conversations with investors, similar questions keep coming up: does a prefabricated house match a brick-built one in durability, can you really move in after a few months, what does the finishing quality look like, and what exactly are MABUDO walls made of.

That's why we're handing the floor to Piotr Drabik, Key Account Manager at MABUDO, who supports business clients and developers running reinforced-concrete prefabrication projects on a daily basis.

What does building a house with MABUDO look like – how long does it take?

Piotr Drabik: The biggest difference is that we move the building process from under the open sky into a factory. Walls, floor slabs and stairs are made under controlled conditions, and on site the crew assembles them like puzzle pieces. That means the house goes up in a few months, and from day one the investor knows exactly when they can show up with their suitcases. No weather surprises, no nerves juggling different crews – there's a clear plan, a fixed budget, a specific deadline and full support from our team.

Does a prefabricated concrete house match a brick-built one in quality?

Piotr Drabik: This question comes up very often. My answer is always the same: concrete prefabrication doesn't just match traditional building – in many respects it surpasses it. Every element of the house is made in our factory under constant quality control – from C30/37-grade concrete walls to a roof truss made of certified C24 timber. That gives us a repeatable, top standard regardless of the season. We minimise the work done on site, so the risk of errors is practically nonexistent. And as the sole contractor, we're responsible for the whole process – the investor gets a finished house without having to coordinate crews.

What about the durability of prefabricated concrete houses?

Piotr Drabik: It's worth stating right away: not all prefabrication is equal. At MABUDO we build using reinforced-concrete prefabrication, using C30/37-grade concrete with W8 water resistance. External walls have integrated thermal insulation and keep their parameters below the norm's requirements, and on top of that they're resistant to mechanical damage and to rodents. That's a completely different quality than the gypsum or timber prefabricated elements you can find on the market.

What's hidden inside the walls, the roof truss and the joinery?

Piotr Drabik: Our flagship solution is the MABUDO ECO wall, developed on the basis of years of experience from Sweden, and its performance has been confirmed by analyses carried out with the Kraków University of Technology, including finite element method (FEM) studies. It isn't a classic „insulation from the inside” – it's an advanced layered partition 36.25 cm thick, in which the thermal insulation, the reinforced-concrete structure and the frame supporting the plasterboard form one coherent system. We achieve U = 0.147 W/m²K, eliminating the risk of a dew point and water-vapour condensation inside the partition – that means excellent thermal performance and a healthy, dry indoor climate.

ECO also has other advantages: a durable concrete façade resistant to impact, the freedom to run electrical installations before the wall is closed up (no chasing or channel-cutting), and a flexible interior layout. We also offer two other walls in our range. MABUDO Classic is a two-layer wall with external insulation: 32 cm thick, U = 0.16 W/m²K, a layer of reinforced concrete, insulation and external render – close to what investors know from traditional technologies. MABUDO Robust is a three-layer, ~32–40 cm partition (reinforced concrete – insulation – reinforced concrete), U = 0.14–0.23 W/m²K, for those prioritising maximum durability and resistance.

An important element is the roof truss – we make it from certified Swedish spruce timber, C24 grade, kiln-dried, four-side planed, with rounded edges, joined with MiTek metal plates. Joint strength is checked by computer. The timber is treated against bacteria and fire. For the finishing, we rely on premium brands: Braas concrete roof tiles, Pruszyński or Ruukki standing-seam sheet metal, Schüco and Veka windows in a triple-glazed package, Erkado burglar-resistant doors, and garage doors with full automation.

What does everyday comfort and residents' health look like?

Piotr Drabik: That's a priority, and this is exactly where the difference shows. First, running costs – thanks to airtightness and the absence of thermal bridges, underfloor heating and the heat pump work very efficiently; in winter they deliver warmth at low bills, and in summer the heat pump acts as air conditioning, lowering the temperature by several degrees. Second, air quality – mechanical ventilation with heat recovery keeps the air constantly fresh and filtered, with humidity and CO₂ levels kept under control. Third, the façade and materials – MABUDO's concrete walls eliminate risks typical of traditional houses, such as render damage or rodents in the insulation.

Does MABUDO offer the option to personalise?

Piotr Drabik: Of course. We offer a wide range of additional options. Solutions in the renewable-energy space are seeing growing interest, such as photovoltaic installations, which lower running costs and increase energy independence. The second direction is automation – smart-home systems controlling heating, lighting, blinds or monitoring from an app. You can also personalise the façade finish, the joinery standard, or the type of roof covering.

Is prefabrication environmentally friendly?

Piotr Drabik: Definitely. The very fact that most of the process happens in a factory means construction-site waste is kept to a minimum. In MABUDO RAPID® technology we save up to 80% of the materials that would end up as waste in traditional building – shuttering timber, polystyrene, dozens of packaging items. Prefabricated elements arrive on site in exactly the quantity needed: nothing gets wasted, there's no rework, and no skips full of waste need hauling away. It's a clean, orderly build and a real benefit for the environment.

FAQ – precast concrete house: build time, durability and energy efficiency

How long does building a prefabricated concrete house take?

Thanks to MABUDO's reinforced-concrete prefabrication technology, build time shrinks from several years to a few months. Walls, floor slabs and stairs are made in the factory, and on the plot they're only assembled – like puzzle pieces. That means a predictable schedule and the ability to move in on a firmly set date.

Is a prefabricated concrete house as durable as a brick-built one?

Yes, and in many respects it even surpasses a traditional brick house. MABUDO uses C30/37-grade concrete with W8 water resistance. The walls are resistant to mechanical damage, rodents and weather conditions. It's a solution designed to last for generations.

What are MABUDO's prefabricated walls made of?

The flagship solution is the MABUDO ECO wall – an advanced layered partition (36.25 cm) with thermal insulation, a reinforced-concrete structure and a frame supporting the plasterboard, delivering U = 0.147 W/m²K. Two other variants are also available: MABUDO Classic – a two-layer wall (32 cm, U = 0.16 W/m²K) and MABUDO Robust – a three-layer wall (~32–40 cm, U = 0.14–0.23 W/m²K).

What materials are used in the roof truss and the finishing?

The roof truss is made from certified C24 timber from Sweden, kiln-dried, planed and joined with MiTek metal plates. Premium brands are used for the finishing: Braas roof tiles, Pruszyński and Ruukki sheet metal, Schüco and Veka windows, Erkado doors, and garage doors with automation.
