Prefabricated houses are becoming increasingly popular. These buildings are cheaper and faster to build than houses built in the traditional system. However, before you can enjoy your four walls, you first need to have the right plot of land. That is why we suggest what to look for when choosing a plot for the construction of a prefabricated house.

Plot for the construction of a prefabricated house – the most important selection criteria

If you dream of building your own home, but want to save time and money, a prefabricated house is for you. However, before you move in, you first need to choose the right plot. This is the first stage of the entire investment. When choosing a plot for building a prefabricated house, you need to pay attention to several key issues (including location, size, local spatial development plan, utilities, access roads).

Plot location for a prefabricated house

If you decide on a prefabricated house, you save time and money. Knowing that your house will be ready in a few months, do not act hastily and take a longer moment to choose the right plot, guided by your needs.

The infrastructure in the vicinity of the plot on which your prefabricated house will be built in the near future is undoubtedly crucial. Due to the increasingly well-developed infrastructure in suburban towns, a plot on the outskirts of a metropolis may be a reasonable choice, especially considering that this is an investment for decades.

In such places, educational institutions or health services often function very well. An advantage of the plot is the proximity to a store with basic groceries. Also check the access to the plot according to your needs (including work, school). Traffic jams may be a problem, for example.

Access roads to the plot

If you want to build a prefabricated house, check the condition of the access road. To obtain permission to build a house, the plot must have access from a public road. Of course, it should be a plot with its own access. It is also possible to establish an easement of the road through the neighbor’s plot.

The road should be paved and fairly wide (including bends), because heavy equipment (trucks with prefabricated concrete elements, a crane and an excavator) must reach the construction site. Also check the height of overhead power lines. Low-hanging cables are a problem when operating a crane.

Size, shape and orientation to the cardinal directions

The most desirable plots are those with regular shapes – close to a square or rectangle, especially with an entrance from the north. On such a plot it is easier to build a house with the most functional layout of rooms in the building, allowing for optimal use of sunlight. In houses on such plots, on the south side (behind the house, on the garden side) there is usually a terrace and a living room with panoramic windows, thanks to which the day zone is perfectly lit. On the north side (entrance gate) there is space for utility rooms, a pantry or a garage.

Plots of regular shape and optimally positioned in relation to the cardinal directions are the most desirable, but also the most expensive. You will pay less for a plot of irregular shape, wooded or sloping. In such situations, it is recommended to embank or build higher foundations (elements acting as an intermediate foundation on which the walls of the building are mounted). Media – plot with or without utilities

Although construction law does not require declarations from relevant organizational units regarding the provision of supplies and connection of the facility to the power grid in terms of obtaining a building permit, such a requirement may be included in the provisions of the local spatial development plan or development plan. Therefore, it is safest to choose plots with already supplied utilities – primarily electricity and water connections or those that have the possibility of connection to the power and water grids. Remember that, next to the plot boundaries, you can check the land development in the SIP system (Spatial Information System) provided by the commune and district.

A smaller problem is the lack of connection to the sewage system. While in the past this required the construction of a cesspool and paid waste removal, currently on most plots it is possible to build a domestic sewage treatment plant (the possibility of building a domestic treatment plant depends on the provisions in the local spatial development plan or development plan, as well as on the permeability of the soil and the level of groundwater). If you dream of a domestic treatment plant, check whether it is possible to build it. This is an economical and ecological solution. If this is not possible, you will have to build a cesspool. Remember that if the plot adjoins a road with a heating network, connecting to it is mandatory.

Local Spatial Development Plan (MPZP)

The local spatial development plan is adopted by the municipal council. The content and maps of all applicable local plans are made available online by the municipalities responsible for them. The plan consists of a descriptive and drawing part. This is a map of the area on which a plan has been developed with areas for various purposes (e.g. residential development, agricultural land, forests, investment areas, protected natural, architectural, archaeological areas). This will tell you whether there are any planned industrial investments in the vicinity of the plot, the construction of expressways, and whether an archaeologist should participate in the earthworks.

If the area is not covered by the local spatial development plan, you must apply for the issuance of Development Conditions (WZ) before starting construction. You can check the boundaries of the plot online (e.g. via the Geoportal.pl service).

Type of land

It is best when the soil on the plot is sandy. However, most plots in Poland are clayey soils (clay and clayey sands). This does not disqualify the plot for the construction of a prefabricated house. The exception are very deformable soils, on which it may be impossible to establish a building with traditional foundations (including waterlogged, filled, organic soil). This may require the construction of special foundations or the replacement of the soil, which significantly increases the cost of the entire investment. Therefore, plots in floodplains, mining areas or landslides should be avoided.

To sum up, you may have the impression that choosing the optimal plot for building a prefabricated house is really difficult. In reality, it is not a big problem, as long as it is a purchase of a building plot. This is the easiest and fastest way to build your own house. It is more difficult if you do not buy a typical building plot, but, for example, an agricultural plot, which you have to change from agricultural and transform into land for building a house.

Caution is advised. A well-considered choice and purchase of a plot of land will save you money and time, speeding up the implementation of the investment.
