Extract and drawing from the Local Spatial Development Plan
The Local Spatial Development Plan is a document adopted by the commune that specifies, among other things, the purpose of land, type of development, permissible parameters of single-family houses, such as: building area, number of storeys (e.g. single-storey), building height, type of roof (e.g. gable), angle of inclination of the roof, width of the front elevation, how the issue of media and connections is to be resolved, rarely what fuels may be used.
If your plot is located in the area covered by such a plan, it will be necessary to submit an application for an extract and a drawing from the MPZP indicating your plot number.
Decision on development conditions
The Development Conditions Decision is an administrative decision in which the commune office specifies the requirements regarding the development line, the size of the development area in relation to the area of the plot or land, the width of the front elevation, the height of the upper edge of the front elevation, its cornice or parapet, the geometry of the roof, i.e. the angle of inclination, the height of the ridge and the layout of the roof slopes. Such a decision is issued by the commune body in a situation where a given plot is located in an area not covered by the Local Spatial Development Plan.

Ensuring the connection of utilities and the disposal of sanitary sewage
Providing electricity, water, sewage, gas or heating connections – in the absence of contraindications, is guaranteed by operators whose transmission networks are available in a given area. It is worth ensuring that the provision concerns the supply of electricity both to the target and to the construction site.
Map for design purposes at a scale of 1:500
A map for design purposes is obtained from the Geodesy Department of the District Office. For an architect, both paper and digital versions are necessary.
Geotechnical opinion
Obtaining a geotechnical opinion requires three boreholes to a depth of 4 m in the plot. It is best to make the boreholes “at the corners” of the future building. These points will be marked on the design map of the plot with the building drawn on it, which you will receive from us.
